Easements

For nearby municipalities, the presence of an airport, regardless of its type, entails a series of easements, particularly those directly affecting urban planning and development (e.g., maximum building heights and permitted land uses).

The establishment of these easements is grounded in the application of national and international regulations by aeronautical authorities. However, these authorities do not consider – nor are they tasked with addressing – the impact on the urban development of the areas surrounding airport infrastructure.​

 

In many cases, these easements could be significantly reduced, or even eliminated, due to various factors. These include the lack of updates to regulatory frameworks, failure to incorporate technological advancements, and the absence of corrective measures. To address this, ARC provides a specialised service to review and analyse the aeronautical easements affecting any given municipality. The objective is to propose measures to minimise or, where feasible, remove these restrictions.

 

This analysis – whether for an entire municipality or specific areas – is conducted by aeronautical specialists. They utilise digital data detailing the existing easements to identify actionable opportunities. Within approximately 60 days, ARC will deliver a comprehensive map detailing the necessary actions and procedures to reduce or eliminate these easements. The map will specify the extent of reduction in terms of height (measured in metres) and outline the steps required to implement these changes effectively.
